The article explores the potential use of high-technology industrial parks as a tool for the comprehensive redevelopment of old industrial territories, using as an example the design of a technopark project in the city of Miass, Chelyabinsk Region. The authors analyze Russian and international experience in establishing technoparks, emphasize the importance of broad state support, and take into account new trends in regional development in Russia in light of the recently adopted Spatial Development Strategy 2030, approved by the Russian Government Decree No. 4146- r of December 28, 2024, as well as a specific instruction of the President of the Russian Federation regarding the development of transport, engineering, and social infrastructure in the Miass Urban District dated April 5, 2024. Based on analysis of spatial potential, institutional frameworks, and the industrial identity of the territory, the authors propose four possible development trajectories: technopolis, industrial park, tourism cluster, and infrastructural renewal. The article substantiates the prioritization of the technopolis model, centered around high-tech SMEs and dualuse sectors, and provides criteria for scenario comparison.
