The article analyzes the possibility of using the mechanism of integrated development of the territory to distribute the costs of creating infrastructure facilities between public authorities and private individuals. According to the authors, despite the fact that the mechanism for the integrated development of territories forms the necessary regulatory framework for the distribution of such costs in the implementation of development projects, it is not without a number of serious shortcomings and needs to be further improved.
