The author examines the modern problems of the institute of protection of a bona fide acquirer through the prism of law enforcement activities and existing theoretical developments. The purpose of the study is to identify and substantiate the promising directions of development of the institute of protection of a bona fide acquirer. The article examines the advantages and disadvantages of the current system of state registration of rights to real estate, the changes in legislation in the field under study. The use of general scientific and special methods of scientific research (analysis, synthesis, induction, deduction, comparative law and formal legal methods) allowed the author to achieve his goal. As a result of the research, the author has detected a tendency to expand the possibilities of protection of a bona fide purchaser of residential premises. The results obtained can be used to improve the legislation with further development of the institute of protection of a bona fide acquirer.
